Seefried Industrial Properties Developing I-10/Citrus Distribution Center
Clarion Partners and Seefried Industrial Properties have partnered for the development of the planned I-10/Citrus Distribution Center in Fontana, California. The speculative project is expected to be a 424,427-square-foot, front-loaded warehouse and distribution facility on more than 17 acres at the northwest corner of Citrus Avenue and Santa Ana Avenue.
The site lies less than a mile from the I-10 Freeway at Citrus Ave., with direct access to and from West Coast ports. The project is expected to bring approximately 200 jobs to the Fontana area, with construction expected to commence in the first quarter of 2016 and to be completed in late third quarter of 2016.
The I-10/Citrus Distribution Center will feature:
- 52-by-50 foot typical column spacing
- 32-foot minimum clear height
- ESFR sprinkler system
- 185-foot all-concrete secured yard
- 53 dock-high doors
- 2 grade-level doors
- 80 trailer parking stalls
"Access to the ports and freeway systems are the major drivers for the Inland Empire", said Jason Quintel, senior vice president of the Western Region. "The Inland Empire - West provides an ideal location for product coming from the ports for distribution. We're expecting significant interest from warehousing and distribution tenants because of the project's location".
Jason and Travis Elenitsky will make up the Seefried team on the project. Clarion Partners is the owner and Colliers International is the broker for I-10/Citrus Distribution Center.
